Facts
Step # 1
Agency:  Be sure you understand who the
real estate agent is representing.  A listing
agent typically is representing the seller and
not the buyer.  Read the "Consumer Notice"
which explains the services performed at
each level of Agency
.

Step # 4
Step # 2
Relationship:  A Business Relationship
agreement should be established between
you and your agent.

Step # 3
Pre-Qualify: A lending institute will be able to
tell you how much you can afford to buy.
What your payment will be based on current
rates, expected closing costs, and initial
money you'll need.  If you have this
information before you find a property you'll
be in a stronger negotiating position when
you do find your property.

Market Search:  With the help of an agent
you can start  narrowing your market.
  • Research the ten communities that are
part of Seven Springs and select one or
more that fits your needs as to location,
    price, and amenities.
  • Your agent can present all properties
that are available with your criteria.
Visit each - take notes and photos of
those that you may consider - review
    the "Seller's Disclosure"

Making an Offer:  Your agent will now
prepare:
  • A "Consumer Market Analysis" (CMA)
which will show you all similar
properties currently on the market and
their asking price, all similar properties
that have recently sold with their asking
price vs. sold price, and any similar
properties that had been on the market
but did not sale.  This information will
give you an idea of a fair asking price.
  • A "Buyer Cost Sheet" that will detail all
the closing costs that you will be
    expected to pay.
  • An "Agreement of Sale" that will be
    explained in detail.  This document
    outlines the sellers responsibilities, the
    buyers responsibilities, various time
    lines, property  inspections, etc.
